Oviedo’s 32766 ZIP code ranked #1 in Florida in Realtor.com’s 2026 analysis of the hottest ZIP codes in each state.
Listings there received 2.09 times the U.S. average number of views, and the ZIP earned a hotness score of 76.2.
That tells us buyers are looking.
The more useful question is what someone considering Central Florida should understand about this particular area before deciding whether Oviedo belongs on the list.
How Hot Is the Oviedo Housing Market?

What it does tell us is that buyers were looking at 32766 at a notably high rate compared with the country overall.
Where Is 32766?
ZIP code 32766 covers the eastern side of the Oviedo area and extends toward a more spacious, less intensely developed part of eastern Seminole County.
That matters because someone searching “Oviedo” may not be looking for just one type of lifestyle.
There are conventional neighborhoods in and around Oviedo, while parts of the broader eastern corridor can offer larger lots, custom homes and a more rural feel.
For some relocating buyers, “I want to live near Orlando” does not necessarily mean “I want an Orlando lifestyle.”
What Does It Cost to Buy a Home in Oviedo?
It’s important not to confuse the 32766 ZIP-code ranking with the entire city of Oviedo.
The $695,000 figure in Realtor.com’s hottest-ZIP analysis was the median listing price for 32766 in that study.
It was not the median price of every home throughout Oviedo.
More recent Realtor.com citywide data for August 2026 showed:

- Median sold price: $557,000
- Active listings: 381
- Median days on market: 54
That difference reinforces something buyers should understand before searching online:
The part of Oviedo you’re considering can materially change the price picture.
Is 32766 More Expensive Than Other Parts of Oviedo?
Based on the available listing data, it can be.
Realtor.com’s June 2026 ZIP-level data showed a $677,000 median listing price in 32766.
For nearby 32765, the median listing price in the same data set was $529,990.
Those are listing medians, not appraisals and not a guarantee of what any individual home will sell for.
But the difference is large enough that buyers shouldn’t treat the two ZIP codes as interchangeable when establishing a search or budget.
Why Might Buyers Be Looking at Oviedo?
The market data tells us that buyers are looking. It does not tell us exactly why every individual buyer clicked on a listing.
What we can do is look at the characteristics of the area that may make it worth considering for someone comparing Central Florida locations.
Oviedo sits northeast of Orlando in Seminole County, giving buyers access to the larger Central Florida region without requiring them to live in Orlando proper.
There’s also variety in the housing environment.
Buyers can search conventional neighborhoods and established communities, while the eastern side of the area can open the door to larger properties and a more rural setting in some locations.
What If You Want Acreage Near Oviedo?
Once acreage enters the wish list, I wouldn’t limit the search to a city name.
I would start looking at the broader eastern Seminole County and east Orlando corridor and compare what different areas actually offer.
How much land do you need, what do you plan to do with it, and how far are you willing to be from the places you need to reach regularly?
Someone wanting a larger lot for privacy has a different search from someone who needs several usable acres for horses.
Acreage also doesn’t automatically make a property suitable for horses or livestock.
Buyers still need to investigate zoning, deed restrictions, flood considerations, access, fencing, existing improvements and actual land usability.
Five acres on paper can function very differently from five usable acres.
Does High Buyer Interest Mean You Should Rush to Buy?
No.
A hottest-ZIP ranking is useful market intelligence. It isn’t a reason to buy a house you don’t like or overpay for one you do.
Realtor.com’s August 2026 citywide data showed Oviedo’s active listings down 2.91% year over year, while median days on market were 54 days, up 6% from a year earlier.
Strong online attention can coexist with homes taking longer to sell citywide.
Online interest, inventory, pricing and actual transaction activity measure different things.
The individual property’s price and competition still matter more than a ranking.
